Sacramento is a hard city on glass. Roughly 90 days a year climb past 90°F and about two dozen push past 100°F, then the Delta breeze rolls in through the Carquinez Strait most summer evenings and drops the temperature 20 to 30 degrees in a few hours. Sealed dual‑pane units expand all afternoon and contract all evening, and eventually the seal gives out and the window fogs. It is the single most common call we get.

Sacramento houses, and the glass in them

What we pull out of a window tells us the decade the house went up. Italianate and Queen Anne homes downtown and in Alkali Flat carry tall wood‑sash double‑hungs with delicate putty lines. The Craftsman bungalow belt from the 1900s to the 1920s runs to divided lites and leaded glass. The 1920s and 30s period revivals in Land Park and East Sac brought steel casements and Spanish and Tudor detailing. The 1950s and 60s gave South Land Park its Eichler walls of fixed glass, and the 1970s tract neighborhoods gave the whole county aluminum sliders that are now at the end of their lives.

We work on all of it — and we will tell you straight which is a glass job, which is a sash repair and which is genuinely worth replacing. Most of the time it is the first one, and most of the time it costs a lot less than the quote you were bracing for.

Old house in one of the city’s historic districts?

Sacramento has around 30 historic districts and hundreds of listed landmarks, and the City’s design standards for those districts ask owners to repair historic windows before replacing them — they specifically discourage vinyl windows and false divided lites, and suggest repairing and weather‑stripping original single‑pane wood windows rather than swapping them for dual‑pane units. That is exactly the kind of work we do. Check with City preservation staff before any exterior change on a contributing property, and we will work to what the standards allow.

How fast can you get out to me?

Call during business hours — Monday to Saturday, 9am to 5pm — and we will tell you the soonest we can actually be there, a real day and time rather than a window we cannot hit. If glass is broken out right now, say so when you call: making the opening safe comes first, then we measure and order.

Can you replace just the glass instead of the whole window?

Usually, yes — and it is the cheaper answer. If the frame and hardware are sound, we replace the glass or the sealed unit inside the window you already have. Your trim, paint and stucco never get touched. Full window replacement only makes sense when the frame itself is rotted, rusted or badly out of square, and we will say so if that is what we find.

My double‑pane windows are foggy. Can that be fixed?

Yes. Fog between the panes means the perimeter seal has failed and the desiccant inside the spacer is saturated, so moisture is condensing inside the unit. The fix is a new insulated glass unit built to the same size and specification, dropped into your existing frame. Drilling and drying the unit does not restore the seal, so we do not sell it.

Do you work on older and historic homes?

Constantly — it is most of what the central city is made of. We can cut new glass and set it into original wood sash so the window keeps its original sightlines and profile, which is also what the City’s historic district design standards ask for on contributing properties.

What does glass replacement cost in Sacramento?

It depends on the size of the opening, whether the glass has to be tempered for safety, whether you want Low‑E or obscure glass, whether it is a single pane or a sealed dual‑pane unit, and how hard the opening is to reach. That is why the estimate is free and in writing: you get the actual number before anyone starts work, not a range.
