West Sacramento splits neatly for a glass company. North of the causeway in Broderick and Bryte you have the older stock — cottages and small bungalows, plenty of original single‑pane wood sash and the aluminum windows that replaced some of it in the 1960s and 70s. South of the deep‑water channel in Southport, the Bridge District and The Rivers, almost everything is 1990s or newer, built around big dual‑pane units, tall patio sliders and wide fixed lites.
Older stock breaks a pane at a time. Newer stock fails a seal at a time — and when a modern house fogs up, it fogs up in the rooms that take the afternoon sun, which in the Valley is most of them. Either way the fix keeps your frame: new glass, or a new sealed unit, into what you already have.

Newer West Sac homes have a lot of large glass taking full afternoon sun. When the seal goes, we replace the insulated unit at the same size and leave the vinyl or aluminum frame in place.

In Broderick and Bryte, glass work is mostly repair economics. These are affordable, well‑used houses, often rentals, and the right answer is nearly always the cheap one done properly: cut a new pane, bed it in the existing sash, move on. We do a lot of landlord and turnover work on that side, including screens and security doors.
In Southport, the Bridge District and The Rivers, the jobs are bigger and heavier. Great rooms with fixed glass two panes wide, sliders onto small yards, second‑story windows over landscaping. Those need proper measurement, the right tempered specification and usually two people on the set — which is why a handyman quote and a glass company quote are not the same thing.

Because they were installed at the same time and they take the same sun. Sealed units fail from heat cycling — the airspace expands through a 95 to 105 degree afternoon and contracts when the Delta breeze drops the temperature in the evening. Do that a few thousand times and the seal fatigues, the desiccant saturates and moisture condenses inside. The units on the sun‑facing elevations almost always go first.
Yes. If the vinyl frame and hardware are sound, we replace the insulated glass unit inside it. You keep the frame, the siding and the interior trim, and it costs a fraction of a full window replacement.
